We would like to give you a very uplifting welcome to the Spring edition of Mortgage & Property Investment Magazine. The year is now in full-swing mode and with that, we’ll be bringing you a whirlwind update of the latest news and views, including the recent Spring Statement announcements, lending criteria shifts, and more of the latest industry developments.

Embracing the rise of AI in property 

For our first focus point this month, we bring attention to the uprising of AI and its growing presence in the mortgage and property sector. Our standout piece focuses on Nottingham Building Society’s research which emphasises mortgage brokers’ views on incorporating AI more prominently when it comes to future innovation within the industry. The piece also addresses directly how brokers are encouraging lenders to be more open-minded when it comes to implementing AI into operations to increase growth and opportunities, ensuring that the needs of the ever-changing and developing technological aspects within the industry are met and developed upon.

Spotlight on the Spring Statement

Our Spring edition also focuses attention to the Chancellor’s Spring Statement which took place on the 26th of March. It continues to make waves in all sorts of ways including within the mortgage and property markets, as industry reactions from professionals in the mortgage and property sector reveal. Tony Hall, Head of Business Development at Saffron for Intermediaries shares feedback on how he believes the ramifications of the statement would affect homebuyers caught in the crossfire of stamp duty changes. Other stand-out reactions come from Matt Thompson of Chesterton’s as he details first-time buyers’ heartache with no U-turn on the stamp duty in the Chancellor’s announcements.

Overall though, the Chancellor announced plans to grow housebuilding but left the hopes of first-time buyers lacking and feeling left out in the cold, with not much newly introduced support on the horizon.

Leasehold reform: a fresh start

To bring us to a close this month, Dorian Wragg from Surveyors, Bruton Knowles, explains why he welcomes the leasehold reform update announced by the UK government. Dorian highlights the positive influence and impact the reform could have on service charges and limited property rights, and why advisers and brokers alike should be aware of how this can bring long-awaited relief and change moving forward, finally bringing in a much-needed breath of fresh air!
