More than 450,000 product amendments prompt Twenty7tec to support advisers with free ADAPT trial

Twenty7tec is giving all RESEARCH users free access to ADAPT, its proactive market surveillance tool, for two months as advisers continue to navigate an increasingly fast-moving mortgage market.

Sign up for the two-month trial is available until 31 July. The initiative has been launched in response to the sustained pace of lender activity, with advisers continuing to face product amendments and criteria changes throughout the year.

Twenty7tec’s own market intelligence highlights the scale of the challenge. Since the beginning of 2026, lenders have made 2,503 update requests, resulting in more than 450,000 individual product amendments across the market.

July has continued that trend, with 295 lender update requests and 46,844 individual product amendments recorded by 22nd July alone.

That pace of change has shown no signs of slowing. Over the past week alone, lenders across the market have announced significant pricing increases and reductions, launched new products, expanded affordability models and amended lending criteria.

Barclays reduced selected residential mortgage rates by up to 66 basis points but has since increased them this week, while Nationwide, NatWest and Virgin Money increased rates across parts of their ranges.

Elsewhere, lenders introduced new buy-to-let, bridging and specialist lending propositions, alongside changes to income multiples, loan-to-value limits and eligibility criteria.

For advisers, that means the job doesn’t stop once a recommendation has been made. Products can be repriced, withdrawn or amended before a case completes, leaving firms to manually monitor the market while balancing client service and regulatory responsibilities.

Integrated within RESEARCH, ADAPT was developed to remove that burden. It continuously monitors recommended mortgage products from the point of sourcing through to submission, automatically alerting advisers when a selected product is withdrawn or when rates, fees or lending criteria change.

The solution also provides daily market digests, maintains monitoring for up to 12 months and creates a documented audit trail to support Consumer Duty and demonstrate ongoing suitability monitoring.

“The mortgage market continues to move at pace, and our own data demonstrates just how much activity advisers are dealing with. This year alone we’ve recorded more than 2,500 lender update requests, resulting in over 450,000 individual product amendments. That’s an extraordinary amount of market movement for firms to monitor manually while continuing to deliver great client outcomes.

Advisers need confidence that they’re always working with the most up-to-date information, and so ADAPT was built to provide that confidence. We want every RESEARCH user to experience the value of proactive market surveillance.”

Nakita Moss, Head of Lender

The complimentary two-month trial is available to all RESEARCH users and sign up is until 31 July, giving firms the opportunity to experience proactive market surveillance during one of the busiest periods of lender activity this year.
