Suffolk Building Society cuts rates on fixed rate holiday lets

Suffolk Building Society has announced rate reductions of 26bps and 25bps respectively, on selected holiday let and expat holiday let mortgages, effective 15 January 2026.  

In addition to these rate cuts, the Society’s Standard Variable Rate (SVR) will be reduced by the full 25bps following the Bank of England’s decision to reduce the base rate on Thursday 18 December 2025. This new SVR comes into effect on 1 February 2026.     

Holiday Let reductions    

  • 80% LTV Holiday Let 2 Year Fixed reduced by 26bps to 5.19% (previously 5.45%)  
  • 80% LTV Expat Holiday Let 2 Year Fixed reduced by 25bps to 5.64% (previously 5.89%) 

The following rate reductions on expat residential products are also effective 15 January 2026, with extended end dates.  

Expat resi reductions 

  • 80% LTV Expat Residential 2 Year Fixed C&I reduced by 10bps to 5.19% (previously 5.29) 
  • 80% LTV Expat Residential 2 Year Fixed IO reduced by 10bps to 5.39% (previously 5.49%) 
  • 90% LTV Residential 2 Year Fixed reduced by 10bps to 5.49% (previously 5.59%) 

Charlotte Grimshaw, Head of Intermediaries, Suffolk Building Society said: Last week we announced significant criteria enhancements for brokers and their customers, so it’s great to be able to also move rates and SVR in the right direction. 

“There are multiple reasons expats may choose to own a property in the UK. An expat holiday let can be the best of both worlds – it’s a source of income, while also offering a flexible UK base, for up to 60 days, for expats when they’re in the country.” 

The Society has communicated this product information to intermediaries via email, and the product pages on the Society’s websites have been updated. The deals can be found through the Society’s Mortgage Product Finder tool, along with further details.
